Electricity with a system: intelligent load management for 32 electric lorries in one go

The Gulmmatt in Baar (canton of Zug) is one of the most important commercial sites in the region and acts as a central location for companies in the construction, logistics and services sectors. The site was taken over by Gebrüder Risi AG in 1962 and is now owned by Risi Immobilien AG.

With an area of around 200,000 m², around 40 resident companies and around 250 employees on site, Gulmmatt offers versatile office, industrial and storage space with flexible utilisation options.

Smart energy control

A central component of the sustainable energy concept is the photovoltaic system with a capacity of 1.76 MWp installed in 2021. This will be supplemented by a planned battery storage system with an SDL connection, which will help to optimise self-consumption and reduce peak loads. The intelligent energy management system coordinates solar power production, controllable consumers and, in future, storage operation – in a grid-friendly, stabilising and future-proof manner.

32 charging points for heavy lads

The project involves the use of eight fully electric refuse collection vehicles, which are charged centrally at Gulmmatt. The newly installed charging infrastructure offers a charging capacity of 50 kW per charging station in normal operation, with the option of fast charging of 150 to 180 kW at each charging point for intermediate charging.

The charging capacity per charging point depends on the respective vehicle and battery type. Thanks to the new transformer station, the infrastructure is designed in such a way that up to 32 electric vehicles can be supplied with electricity simultaneously in the future.

Load management with foresight

In collaboration with convoltas AG, Invisia AG realised an intelligent load management system that enables dynamic and grid-friendly energy distribution. The energy flow of the photovoltaic system is synchronised in real time with the total consumption of the site. The system allows prioritised control of charging processes, particularly for electric commercial vehicles, and thus ensures optimal use of the available energy. This solution represents an important milestone on the way to highly energy-efficient and sustainable building utilisation.

With the combination of renewable energy, intelligent charging infrastructure and automated energy management, Gulmmatt is becoming a best-practice example of sustainable building technology in the Swiss property sector.
